Purchase

  • We will select properties that meet your requirements. We will view on your behalf and then short list some that more closely fit your search criteria. We will accompany you on the viewings and can arrange for a chauffeur driven car if required.
  • Once you select the property you like, we will negotiate with the selling agent the best price. We will consider other similar properties in the location and research sold prices to ensure that you are paying a fair price.
  • Once your offer has been accepted we will oversee the whole conveyancing process for you from start to finish. Because we understand conveyancing, we can identify if there are any delays and try to speed up the process. We can offer practical solutions to the parties to overcome any barriers.

Investment purchase (Buy to Let)

As above plus:-

1. If there is a tenant at the property, we can report on the type of agreement, rent payable and whether it is in line with market rent for the area and type of property.

2. If vacant, or if the tenancy is due for renewal, we can negotiate new terms on your behalf or find a new tenant for you and arrange for them to move in. Because we have personal experience of renting out properties, we can deal with all administration, including liaising with the council on matters if necessary.

Manage sale of your property

If you are selling your property, we can oversee this whole process for you. Because we understand conveyancing, we can take the headache out of dealing with agents, lawyers, lenders etc. For a fixed fee of £1000, we will do the following:-

1. We will arrange for your property to be marketed (for the lowest possible fee from a minimum of 3 quotes)

2. We will liaise with the agents on offers received, ensuring that we consider all potential buyers’ position eg whether in a chain, finance in place, timescales.

3. We will instruct and liaise with the solicitor to ensure the conveyancing is carried out smoothly and speedily. We understand conveyancing so we can ensure that your sale proceeds smoothly and efficiently, trouble shooting where needed and offering practical solutions where required.

Rent a property

1. We will select properties that meet your requirements. We will view properties on your behalf if required, or accompany you.

2. Once you decide which property you want to go for, we will research and ensure that the asking rent is fair and reasonable for the type of property and location.

3. We will negotiate the best rent possible and review / prepare the Tenancy Agreement.

4. We will liaise with all parties to negotiate best possible terms of the tenancy and fix a mutually agreeable moving in date.

5. We can inform the relevant utility companies and local authority of your details, meter readings and moving in date.
